how long does it take for a VA loan to get approved?

Good Afternoon! Upon completion of an application and having the file run through the Automated Underwriter and generally within just a few minutes, we can have the file approved. We can obtain the Certificate Of Eligibility Electronically which can save some time. I'm doing a VA loan right now and we already had the appraisal completed as of 6/5/2013, which was ordered on 5/31/2013. Much of the delay in closing loans is due to the appraisal turn time, so whenever possible, we try to get the file in to processing, then underwriting within just a few days so that way the appraisal can be ordered after the home inspection is completed (if one is being done). Getting approved for a VA loan is relatively quick.. however closing VA loans will typically take longer because the appraisal takes longer.. typically in this market we can close a deal inside of 30 days.. but the last few VA loans that were done, the appraisal took 3 weeks to come in.. we have no control over how long it takes the appraiser to complete his inspection report.. For this reason, here locally, some listing agents are not allowing their properties to be offered up for VA financing... They are only allowing for FHA or conventional.. if you want to know for sure, you should reach out to a LOCAL mortgage broker, and inquire with them... if they are in touch with the local market, he can tell you exactly how long to expect.. .. How fast or slow depends on two criteria. You, and how quickly you return documents and respond to the lenders request. The second is the lender. Banks tend to take the longest to turn things around, and smaller regional lenders like us, who can do VA loans in house tend to be the fastest. www.VA-IRRRL-Loan-MN.com

getting a VA loan approved quickly depends on getting the Certificate of Eligibility done up front and working with a Lender that understands the VA program. Call a Las Vegas Lender 411 Loan Officer for your best shot at getting your VA loan done quickly.

The first thing to do is get your eligibility verified from the VA. Once that is done, yes the appraiser can take a little longer but rarely a problem. The real question in Las Vegas, will the seller accept a VA offer. Being a Vet and Military Housing Specialist, I can help you with these hurdles. As the others have said -- it will depend on the amount of time it takes to get the appraisal completed. The other factor will be the processing time of the company you are dealing with -- some have much longer underwriting times than others, which will also impact the timeline. A local, licensed mortgage professional should be able to complete it in 30-35 days.

Approval times can vary by lender. Make sure to submit all of the documentation that they request right away to ensure they can process your loan as quickly as possible. Failing to submit the requested documentation will mean delays in your loan approval.
