Are there any other programs out there for homeowners who don't have a Fannie Mae or Freddie Mac loan?

FHA? VA? USDA? all have streamline refinance features built in where you don't need an appraisal.. if it's not one of those or a Freddie/Fannie, then you would have to wait for HARP 3.0 if it ever comes out.. (this assumes your underwater).. FHA allows for 97.75% Loan to Value on a refi.. VA allows 100%, but you must have VA benefits... so you don't necessarily need 20% equity to refinance... I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

If your question is about a loan modification, you will need to wait for HARP 3.

Yes if you have FHA or VA. Not yet if it is a conventional not owned by fannie/freddie. Read up on HARP 3 and tell your congresspeople how it will help you.

It really depends on your loan balance and value. I am assuming your home is underwater, in which case, its tough to help. If you can elaborate about your situation a bit more, it would be useful in answering your question. Call if you wish, Wade Miller (714) 292-4198.

Yes, there isn't enough information here to be able to help you effectively. There are programs available for underwater buyers that do not have Fannie or Freddie, but these are limited. For example, you can do an FHA or VA streamline as well. The best thing for you to do would be to contact a local lender and go over the details.

If you are asking if there are other programs for people who are upside down, then unfortunately the answer is no.
