There's so much info missing that it's impossible to answer your question.. Having two mortgages is not a problem... having them at 125% LTV could be... are you trying to refinance both mortgages?? Which type of loan are they now?? FHA, VA, USDA, Conventional? Are they HARP eligible?? How's your credit?? Again,,, just way too much info missing.. Do you have more than one property? If you are 62+ a reverse mortgage may be an option, but I do need more info (askflorian@gmail.com).
depending on what type and when the mortgage was originated, if qualifying only the first would be allowed to be refinanced up to 200% CLTV.
