First time home buyer in Topeka

Now I make 50k a year, my wife is on disability (fixed income of 1200 a month), and we're looking to finance a home. We found a great home for around 145k, and our credit is not that great (745 and 680). Now we are renting currently and are first time home buyers, so I have heard something about FHA mortgages that might help us out. When it comes to down-payment, the less the better. If you get outside of the Topka area just a little way, you can buy with no mnoey down on the USDA program. If you are gong to stay within Topeka there are several options: 1- buy a HUD home. HUD has a program where you can buy a hoem with $100 down. 2 - Kansas first time buyer down payment assitance program that finances your down payment for you. FHA will serve the purpose of what your looking for also look into doing a USDA loan as well; they provide 100% financing.... Be sure to contact a local lender that can provide you with options as well as other down payment assistant programs that may be available through the city or county in which you live in. If you are a veteran you can qualify for a no money down loan. Also if it is outside of Topeka you can qualify for a Rural housing loan with no money down. Otherwise the lowest down payment program is the FHA which requires 3.5% down. It is best to work with a broker like myself before making an offer. If that is your income and credit score you should have no problems qualifying for a mortgage. If you are buying a Foreclosure look in to the HomePath Loan or a FHA 203k Loan where you can combine the remodeling or repair cost to the total loan. If a person is over age 65 and have limited income or a bad credit score I would recommend a Reverse Mortgage and have no payments for the rest of their lives.

You should have no issue qualifying for a loan. USDA with 0 down is an option also. I am the bank's expert on them. FHA is 3.5% down and your credit is sufficient to get approved. Contact a local mortgage broker, not a bank and apply with them. They have access to a number of different lenders and they can match the right one to your particular scenario. WilliamAcres.com
