Applying for a loan when married

AZ is a community property state. That said, you CAN have only one spouse on title, and only one spouse on the loan. OR, you can both be on title, but have only one of you on the loan. In a community property state however, if you are applying for VA, FHA or USDA financing, the credit obligations for both spouses must be factored into your debt to income ratio for qualifying purposes. If it is conventional financing you are applying for, nothing at all will be needed from the non-borrowing spouse.
