Much more info needed.. First, lenders run a "Tri-Merge" credit report.. basically a report from the 3 major reporting agencies.. and they use the MID credit score of all 3.. so we would need to know all 3.. 2nd, it takes so much more than a credit score to determine one's eligibility, that it's impossible to say yes or no without looking at the complete loan profile. 3rd, if your MID score is actually 610, then the only financing you would qualify or is FHA, and to get financing, the condo must be on FHA's approved condo list.. (Very, Very few condo's are actually FHA approved).. and 4th, since condos are one of the most riskiest property types, not every lender will do condo financing and for those that do, it's possible they would require higher credit scores, larger down payments and higher interest rates.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. I can help! As William stated, if your mid fico is 610, then an FHA might be your best option. Please email me, so I can send you a HomeBuyer's packet; rjocelyna@marinafinancialfunding.com
