Need the best rate in 5-1 ARM in California

Hello, we are looking to refinance in Orange, CA. we both have excellent credit (790+), and excellent income. The existing mortgage balance is $598,500. We need 5-1 ARM since we will be moving before 5 years. Our existing ARM will expire by Aug 1 2016. We have been given the following quote: 3.5% and about $1,420.00 in loan fees and $1,355 in title fees. Is that a good deal? Should I take it or can u do somewhat better? No loan officer with any integrity would ever quote based on the limited info you provided.. and to do so would be considered incompetent.. Many things go into quoting a loan, much more than what you've already provided.. and no two loans are the same.. so if you realy want an accurate quote, then you need to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. If you could still use a good faith comparison let me know. We really are the lowest in ARMS for jumbo loans. Your loan qualifies for being a jumbo obviously though also a high balance or jumbo conforming. As mentioned rates can vary day to day, and borrower to borrower, though I was definitely lower on a 1.1 million dollar loan recently...based on very good to excellent credit. Sandra on the surface it sounds like a good deal as the other lenders of indicated I would need some additional information. Interest rates fluctuate daily even sometimes twice a day depending upon the volatility of the market so your quote is just a quote until your rate is locked in. I would get another quote and compare apples to apples on the lending estimate so you have a line by line way to make an informed decision for what's best for you and your family based on your short and long-term goals.
