How do I find a bad credit broker? Bkrtcy discharged 2 yrs. Fico 634 w/ Experian. Currently employed 8 yrs same job, income $61k

Do not think you will need a bad credit broker with that information. As long as you are 2 years from the discharge date of your BK you will be able to get financing most lenders will go down to 620. Let me know if you need a referral to a local Loan officer of our company.Thanks,Derick

While your file is a bit on the weak side, you should be able to get a loan from just about anyone. I suggest contacting a local mortgage broker in your own area.

You qualify for an FHA loan as long as you have rebuilt your credit and have no lates on your credit since the discharge and meet dti requirements as well. Most any broker can help you.

FHA allows you to purchase 2 years after a discharged BK, so it's possible you can qualify now without using a hard money.. If you have had a foreclosure, then you will need to wait another year or more.. to know for sure, try reaching out to a local mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
