can i refinance to remove myself from the mortgage?

splitting with my wife and she is going to take over the mortgage in entirety. we are trying to do this without lawyers so is a refinance the best way to dot his? we have freddie backed mortgage ~75 ltv by alanwright784623115 from Madison, West Virginia. Jan 6th 2015 Reply

Yes as long as your wife can qualify for the mortgage on her own and you have the equity to do so you can refinance yourself off the loan. In some cases if she can not qualify on her own, if you have proof of payment for 12 months by her along with the divorce decree you would no longer have to count the debt against you in qualifying for a new mortgage.

Your wife can refinance into her own name so long as she has enough income and meets all eligibility requirements, she can remove you from the loan. Yes, as long as your wife is able to qualify for the mortgage payment based on her own income and credit score refinancing will enable you to remove yourself from the mortgage.

She will need to qualify on her income and credit. At 75 LTV, there will be little cash available for you, so plan accordingly.

Yes, its simple if your spouse would qualify for the mortgage on her own, then you can be removed from both mortgage and title if you would like. Its all up to if she can qualify.
