Will FHA an option for you (3.5% down payment), or Conventional My Community program with 3% down.
There are programs available that you may qualify for, which require as little as 3% down. I would suggest starting work, as lenders will require proof of income in order for you to qualify.
You can put as little as 3% down, and ask the seller to pay your closing costs.
