pre-approval

do you have to wait until after your 3 years is up with a foreclosure to get approved or can you get pre-approved say 30 days in advance knowing you cant do anything until after the 3 year date. Actually, guys, that must be your lender overlays, because here at NOVA, we regularly get clients pre-approved before the 3 years are up. The only condition we have is that we cannot FUND until the first day of the 4th year. I just closed my third deal in 6 months where we had docs to title in the 52nd week of the 3rd year, clients signed, docs went back to funding and we actually funded and recorded on the first day following the 3 full years. Although I am not licensed in Indiana, NOVA is. The waiting period is from the "Date of Application"... and it's 3 years and one day... you can still get pre approved in advance, but you cannot sign the application before the mandatory waiting period... if you want to know for sure, you should contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. William is correct in the waiting period. The waiting period is 3 years from the date the proeprty was transferred out of your name. That will be the 'completion' date of the foreclosure. I would also make sure you have re-established credit since then and have no delinquency on any other debt since the foreclosure, as well. Yes, you need to have the 3 yr date from when your trustee sale happened, and when the bank or the new owner recorded into their name .. I can help you get that very easily..
