You need to be more specific.. I will say that even those that say "We have no Overlay's" have overlays.. For example.. USDA has "NO MINIMUM CREDIT SCORE".. But I bet you every lender out there will want to see your score 640 or 660 or above.. There isn't one lender in this country without overlays.. The question is which overlay is being thrown at you which is preventing you from purchasing a home?? tell us that, and there might be a lender without that specific overlay... I have not run into any lenders or Investors that don't have overlays. Even the Lenders that advertise no overlays, trust me they do!
