Need financing for zoned agriculture property

We are under contract for a 10 acre horse farmette in Pennsylvania. I am told by local credit union it does not meet Freddie Mac guidelines and will have to find other financing. The land will strictly be used for horse pasture. No active "farming" will occur. Where can I go for financing? by s_guilliams553 from , California. Dec 11th 2015 Reply

Ditch the credit union and contact a local mortgage broker... Brokers have access to numerous lenders, with each one offering a different set of guidelines.. the more lenders, the more lending options, and the greater likelihood your loan scenario will be accepted. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. I would call a local mortgage banker or broker; they have access to loan options that will go in line of your area of financing.

I would love to hear how you fared in obtaining financing! I have been through the financing of agriculturally zoned property as a "hobby farm" , classifying property as rural property with non-agricultural use within agricultural zoning, but often have had to refer people to an agricultural lender. I agree co0nsulting with a broker/mortgage banker experienced in working with agricultural zoned property in Pennsylvania would be a good decision.
