I am sorry I should have given more detail...2.0 acres with sewer and water...32x32 steel garage (put up this year) we have torn the old house down and have 2 older mobile homes on property. 2 acres with a steel building and two old manufactured homes, and the residence was torn down. If the manufactured homes are not legally affixed to the property, a local community bank or credit union may consider a loan against the land and building. I still think you not going to find a loan. It's possible that a hard money lender will consider it, as they have less guidelines, however, unless the property is a "Residence", meaning an improved property with a structure intended for habitation, and the structure is "Affixed" as Bert stated below, then you won't be able to get conventional financing on it. You would also need credit scores to be 620 or greater in most cases. Best bet is to contact a local mortgage broker, not a bank, and ask for their advice... like I said earlier, you might only have the "Hard Money" route as your only option.. WilliamAcres.com

Tough one. There are programs for mobile homes but the mobile homes have to be before 1976 and have to be on a foundation. also you would need at least a 600 credit score.
