Today my rates are under 4.5% on FHA. You need to have at least 3.5% down and the loan needs to be a max of 271,050 not a dollar more. If your purchase price is 275000 you will be ok on the loan amount after putting 3.5% down. Just need to make sure that whatever the purchase price is you cannot go over 272,050.
