my ex husband has gifted me part of the deposit for a house however he is a non uk resident will this be a problem

It doesn't matter if he is a citizen or not.. if your married, and he is gifting you the down payment, then you should be ok.. most lenders will want to verify the source of the funds, so if the money is from a non-USA bank, it could be a problem... You don't order the appraiser, the lender does.. If you hire an appraiser independently of the lender, the lender will not use it and you would have wasted your money.. New laws mandate that the appraiser be independent of the parties involved in the transaction.. there can be no relationship between the home owner, lender, or title company.. for this reason, lenders are required to use an appraisal management company when ordering appraisals.. As far as carbon monoxide detectors... No, you are not required to have them, but if you do have them, they must be working properly.. ..
