The credit score that a lender will use is the middle of the 3 scores. That being said each lender has thier own overlays for HARP loans. The best thing to do would be to contact several local lenders and allow them to advise you. Best Of Luck!

HARP credit guidelines very liberal. Basically if you have not had an lates on your current mortgage for the last 12 months you probably qualify. The loan also has to be owned by FreddieMac or FannieMAe to take advantage of the program. Log on the website called KnowYourOptions.com and you can educate yourself. Email me at LHarvey@annie-mac.com if you have other questions.

The only real way to know for sure is to apply with a local mortgage broker, not your local big bank, and have them take your application and run your file through the automated underwriting system... I have 780 borrowers who have been denied, and 680 borrowers approved.. There is no consistency.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

The interest rate may not be beneficial, as most lenders will have loan level price adjustments based on credit score. Most lenders WILL NOT fund conventional loans with scores below 640. My first thought is to look at credit and see why the other 2 scores are much lower. If those can be tweaked with the 'Rapid Rescore' service thru the credit bureaus, it could help open many more doors for you with this loan. I am licensed in Pa. Feel free to call on me.

Yes you can still get a HARP loan provided you have verifiable income and employment.

Good afternoon and I apologize for getting back to you so late, but I agree with the other replies you have received and if you would like please contact me I'm local in Richboro PA and I can set something up to come out to your home to review this product and or your more than welcome to come into the office 6 days a week. Will need to take an application and figure out which way to take this re-finance since there are so many options for a HARP Re-fi program and so many questions that need to be asked that I don't believe it's possible to obtain the answer to your question the way it was put out here like is there currently mortgage insurance, is its lender paid or borrower paid, what month and year did the current mortgage start and so on, I'm very experienced with the HARP program and wouldn't mind assisting you and give you a little education on what this product truly offers and to who qualifies for the HARP program. Please feel free to contact me at 215-968-5480 Thank you and have a great day!
