Generally you want to have your score up over the 640 mark. Being in the 500's, makes it more difficult to obtain financing. There is an FHA program that will allow fico score all the way to 530. The catch is, you cant have any late payments on any bills in 12 mos. You can also do Private Money or Hard Money loans, which you just need money to put down. What state are you in, and how much down payment are you looking to put down?

We have a program which usually has someone under your circumstances ready to buy within 60 to 90 days. Please call me at 866-766-1918 and I'll be glad to go over the details.

There are programs with FHA that will allow 580 though you would also have to meet the rest of the credit guidelines. I also work with a company that can have your scores higher within 120 days. Feel fee to contact me for an additional info.
