Mortgage after Chapter 13 Discharge

I just received my Chaper 13 discharge 2 weeks ago and I would like to buy a condominium. My income is $75K, my only exisiting debt is a car payment @ $350.00 per month which will be paid off in 7 months (6/2013). I'm looking at a maximun purchase price of $200K, and I have $30K for a down payment. Is a loan even feasible at this time, or do I need to wait another year? I could wait up to one more year, however, the owner of the home where I rent a bedroom does intend to list her home for sale next fall, and I do not want to move and rent something again. You can apply now... so long as there has not been any late payments in the last 12... The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. If the bankruptcy was a chapter 13, and you paid your payments to the trustee in accordance with the plan, and your other payments were also on time you can apply now. You will still need a qualifying credit score. Work with a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Greetings! You can buy now, you just need to make sure you have not had ANY lates on any accounts since being in the chapter 13. I can do loans in Maryland, and I would NOT go to a mortgage broker because they are under more scrutiny than banks now. No. I am a first time buyer so there was no home included in the BK. My credit scores are 613, 628 and 642. I'm a federal employee with almost 15 years of service so my income is very stable...

to get a better rate, we should look at your credit report to raise your scores up a bit... did you get your scores from a free on line report? i lot of those are not accurate.. the bk trustee is to report to the credit burueau, but most of the time they do not after a discharge, and i also work with a national credit restoration, that is far less expensive than most i have a refferal set up, so borrowers can get better pricing and service.

It depends partly on how long ago you filed the bankruptcy and how your credit looks, and assuming no mortgage was included in the BK, but if those look good you should be able to move forward. It will likley need to be a FHA loan (unless you are eligible for VA). FHA loan would not require you to use the full $30,000 for the downpayment but you certainly can if you prefer. It's a great time to buy!
