Looking to relocate to Southern California - who can help or offer any tips?

You could start with a well known realtor in the area. They should know tax issues in their county or market area. One good place to start for lender is right here. I lend in Indiana so i cant much help.

Find a local realtor, and once you get one then your next step would be to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. There are so many advantages and disadvantages to each county you have mentioned. Each have areas which are more and less expensive and therefore have higher and lower taxes. The best option for you is to speak with a Realtor and really discuss your needs with him or her. I am a mortgage banker in San Diego and personally LOVE this city! I work with a wonderful Realtor I can introduce you to in order to get you started. Once you have narrowed your search down I would love to get you pre-approved but as far as rates, I would need more information to be able to quote you a rate. Also, rates change multiple times a day and since it sounds like there will be some time before you apply for a mortgage, any rate I could give you today would likely not be accurate by the time you actually apply. Weather and traffic conditions are better in San Diego County. Properties in interior areas, such as El Cajon (where I lived for 21 years), or Imperial Beach, will be more affordable, in general, than in LA or Orange Counties.
