looking to get a USDA or FHA loan with a bankruptcy

I had a bankruptcy a year ago and am looking to get a home loan. My current credit is 650 and my wife's is 680. I have two years of work history my wife does not, she has only worked for the last few months. My wife was not included in the BK. it was a chap 7 and did involve a home, but only in my name. No fha or va. I'm a restaurant manager and my wife is a RN. My wife just graduated from school and has only worked for three months.

You will need to wait 2 years from the discharge date. Make sure you re establish new credit and don't be late on anything post discharge date or you most likely won't qualify even in 2 years. You will have to wait at least 2 years from your discharge and you should be working on establishing some good retail and installment credit to offset your bankruptcy.

Assuming your credit scores, income, assets, down payment, and job histories all fit guidelines... SURE... BUT, don't even bother applying today. Because of the bankruptcy, you are in the new home penalty box for at least two years before any lender will look at you.

if the home was included, and it was a Chapter 7 BK, you'll have to wait 3 years.
