Just a note of caution.. Banks are very in tune with what is risky and what is not.. the fact that a lender will not lend on a condo should be the same reason you should avoid buying one.. When a condo is declining in value, it makes it attractive for investors.. most owners don't like living with a bunch of renters, so they sell, leaving more properties open for investors.. all this drives down the price of the property.. since the lender cannot predict when this cyclone will stop and turn around, they cut off financing when the ratio is below a certain percentage.. usually 50%.. I've been investing in RE in AZ for 30 years.. I avoid condo's at all costs.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
