Looking at multii-unit properties. Can I get a standard loan if it is 6 units, or do I need something differennt?

Commercial on anything over 4 units

All conforming loans require no more than 4 units.. more than that is considered commercial.. which is a whole different world.. Try contacting a local mortgage broker.. they should be able to find you a loan, but don't expect to see the low rates you see advertised everywhere..
