It really depends on the specific type mortgage you have now, the amount of equity you have in the property (if any) and your qualifications. There is help if it is a Freddie Mac loan and HARP eligible, or currently FHA-VA-USDA insured. pdumouchel@primelending.com

Hi Gerard,Much of California has experienced 20+% appreciation in home values from 2012-2013. I would be happy to check value for you and let you know if there are any loan programs that you would qualify for. Jeff PhillipsHPI Financial415-867-6488

I assume you are wondering about a HARP refinance. If you have a Fannie Mae, Freddie Mac, FHA, VA, or USDA loan, you have options. If it isn't any of them, and you are underwater, there is no current loan available. Contact a local mortgage broker in your area, as across the country values have risen nicely the past two years. www.HARP-Refinance-MN.com

If you are underwater on your mortgage and do not have a Fannie of Freddie loan, you can still refinance an FHA, VA or USDA refinance loan.

At this time if you don't currently have a Fannie Mae, Freddie Mac, FHA, VA or USDA loan that meets refinance requirements you will not have a refinance option unfortunately. There is talk that there may be a HARP 3 coming out this year that will address all of the loans that are not the above, but at this time it's just talk. If you are in a hard spot with your mortgage right now you may be able to get some help with your current lender through a modification or forbearance. Best wishes, Sean
