There are lenders who lend to borrowers with scores below 640, however, It takes more than a credit score to get approved. There could be items on your credit score that could preclude you from getting a mortgage.. Foreclosure, BK, Repo, Currently delinquent obligations, recent judgments or tax liens.. Even if your score is above 640, all these other things will be taken into consideration.. So the real question is why?? Why is your score that low.. The only way to know for sure if you can get approved is to reach out to a mortgage professional and let him look at your COMPLETE scenario... The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
