Realistically, if you have more than two 30-day late payments within the past 12 months, you are not going to get any sort of traditional mortgage loan. Currently being in foreclosure is even worse. There may be options with some hard money lenders, or trying to work it out with the existing lender. Good Luck

You cannot get another mortgage. You cannot pay your current one and therefore are not a candidate for a new one. I hope that you have worked with a HUD counselor regarding the foreclosure to see if you can stop the process and keep your home. You can also go on the NJHMFA site and fill out paperwork to get this stopped.mhulteen@advisorsmortgage.com

Hummm.. I'm not sure if this is a real question.. you currently in foreclosure because you cannot afford your mortgage payment now, but you want to know if there's a lender that will lend to you to purchase another home before you get kicked out of your current home?? I'm pretty sure you already know the answer to this one.. "NO". Once your home is completely foreclosed and the deed has transferred out of your name, then FHA has a loan product where after 12 months, you can apply for an FHA loan.. you would be required to prove that you suffered a financial hardship, and prove that your income dropped by at least 20%, and from the date of the foreclosure, no late payments on any obligation.. you would still have to qualify with credit, credit scores, income, job, assets, etc.. but there Is a way to get a loan 12 months after a short sale or foreclosure.. other wise, FHA requires 3 years, and conventional requires 4 to7 years, and they would require a higher down payment.. typically 10% or more.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
