is co-signing the same as a joint mortgage?

You cannot co-sign on a mortgage, it isn't like a credit card or car loan....you can have a co-borrower who will be on the mortgage jointly with you and must also meet the lenders requirements for credit score, income etc.

What most people fail to understand is that in lending a co-signer IS a co-borrower. When you sign the note, you are pledging to the lender that you will pay the loan with the same responsibilities as the borrower. The lender will hold you accountable just like the borrower. The lender expects you to pay attention to the loan and if the other borrower does not pay, you are expected to. Basically yes. If you co-sign, you are equally liable for the mortgage as anyone else who signs for it. Personally, I would recommend that anyone who co-signs also insist on being listed as an owner on the title to the property (deed) and I would want to monitor whether the payments were made on time -even for a relative.
