Is 2 years of work history absolutely necessary for my wife? Read more ..

Graduate work in a related discipline, plus her job history should be fine.

so long as she's working in her field of study, the time she spent in school is considered as continual work history.. so you should be fine.. but no need for guessing.. you should contact a LOCAL mortgage broker and apply with them. Once they review your complete package, only then will you know for sure.. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. As long as she finished school just before obtaining her current job and she works within an industry related to her degree she should be fine.

So long as she is in a position related to her degree you will be able to utilize her income. Don't hesitate contacting me for a comparison, etc. I'm located in MA and have access to the MASS housing loan which will allow you to put 3% down payment with unemployment insurance options that pay your mortgage for 6 months in the worst case scenario. If you're looking for the lower down payment, it's a fantastic option with significantly lower mortgage insurance than FHA loans, etc.
