Much more info needed.. having a low score is something that can be worked around, but "Why" the score is so low could be a problem.. we would need to analyze your complete loan profile to determine if you would be eligible.. For this reason, I suggest you contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. There are a few lenders that will provide an FHA (or VA ) mortgage loan with 3.5% down payment and a 580 to 619 FICO score including us. It will go through a little tougher underwriting process and therefore it is imperative you get Underwriting pre-approved in advance. They can look carefully at your credit, your letter (s) of explanation and how strong your situation currently looks and grant pre-approval.It starts with a good mortgage loan broker/direct lender combo just as us. I am sorry we do not do loans in your region but know that with a careful search you could find qualified, knowledgeable mortgage brokers who could do the loan for you.
