i'm a first time home buyer and limited on down payment, are there any assistance programs?

Probably... There are many different options. There are awesome nationwide programs like zero down loans for military veterans. Zero down payment for buying a rural home (not in the city). But for most people, you would need to look at local community and state programs... I don't lend in Georgia, but for example, here in Minnesota, we have the MHFA Start Up program. If you are eligible for a VA loan you can purchase a home with no money down. FHA loans are also another popular option for home buyers with low down payments - you can purchase with as little as 3.5% down. Good luck!

do you have a 401k you can borrow against? That is an allowable source of funds. Also, FHA foreclosed properties ("HUD Homes") can be purchased with as little as $100 downpayment so you would effectively have 100% financing.

Check around with some local community programs. They usually will lend 3% or so to assist you on your down payment on the FHA 3.5% down program.

There are several down payment assistance programs in GA. That grant you the down payment up to 3% on a FHA Loan.There is the FHA 100 program that allows you to purchase a home for $100 down. There are many different DPA programs out there, but every area has something specific... the best advice I can give you is to contact a local mortgage broker and apply with them.. they will have all the info on any DPA programs in your area, and they can get you pre approved at the same time. .. Hi Jerry,Most states and some local communities have programs that assist with a new buyer's downpayment and/or closing costs. That is the first place I would check.Also, USDA offers 100% financing on properties that are in eligible areas and that may be the best thing to get you the smallest downpayment.Your realtor and mortgage professional could structure the purchase to have the seller pay the majority of the closing cost and pre-paids so very little money would be required out of pocket.Ken

Yes, see if your state has a Mortgage Finance Agency of some kind. Many states do and they often have down payment assistance available. Good luck!
