i've got credit around 720 and very little to no debt with a decent income. Hoping to get a promotion soon, but hoping to get into a house before its too expensive. by jerry_atl56spilme... from Atlanta, Georgia. Nov 7th 2013
Probably... There are many different options. There are awesome nationwide programs like zero down loans for military veterans. Zero down payment for buying a rural home (not in the city). But for most people, you would need to look at local community and state programs... I don't lend in Georgia, but for example, here in Minnesota, we have the MHFA Start Up program. You only need $1,000 of your own money. Then I can give you assistance of up to another $5,000. Works awesome! www.MNHomesAndLoans.com
If you are eligible for a VA loan you can purchase a home with no money down. FHA loans are also another popular option for home buyers with low down payments - you can purchase with as little as 3.5% down. Good luck!
do you have a 401k you can borrow against? That is an allowable source of funds. Also, FHA foreclosed properties ("HUD Homes") can be purchased with as little as $100 downpayment so you would effectively have 100% financing.
- PS. that FHA option is available for most of the "HUD" homes being sold in Georgia as long as they are eligible for FHA financing (regular type loans or repair escrow and 203k renovation loans). I can help: pdumouchel@primelending.com
Check around with some local community programs. They usually will lend 3% or so to assist you on your down payment on the FHA 3.5% down program.
There are several down payment assistance programs in GA. That grant you the down payment up to 3% on a FHA Loan. There is the FHA 100 program that allows you to purchase a home for $100 down. If you are buying outside of Atlanta Metro, there are areas that are still USDA approved. If you are VA eligible that allows for 100% financing. If you have any questions, about any mortgage program, we lend in Georgia, feel free to contact us at 800 315 8803 or visit www.bartprequalfies.comJ LynneLending Nationwide Since 1989www.bartprequalifies.com800 315 8803 - 7 days a week
There are many different DPA programs out there, but every area has something specific... the best advice I can give you is to contact a local mortgage broker and apply with them.. they will have all the info on any DPA programs in your area, and they can get you pre approved at the same time. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com
Hi Jerry,Most states and some local communities have programs that assist with a new buyer's downpayment and/or closing costs. That is the first place I would check. Also, USDA offers 100% financing on properties that are in eligible areas and that may be the best thing to get you the smallest downpayment.Your realtor and mortgage professional could structure the purchase to have the seller pay the majority of the closing cost and pre-paids so very little money would be required out of pocket.Ken
Yes, see if your state has a Mortgage Finance Agency of some kind. Many states do and they often have down payment assistance available. Good luck!
