Any additional down payment more than 20% will have little effect on your interest rate. With a 50% down payment, you may want to consider a 15-year term, which could lower your rate as much as one-half percent. If your primary goal is to get the lowest possible rate, you may choose to pay discount points at closing, in order to get a lower note rate.
I feel like this question is geared toward potentially refinancing your house, is that correct?If that is the case then you acutally won't need a down payment as you can roll all of the costs of the loan into the refinance. Typically the lower your Ltv to a point ,it will improve pricing and then rates. So as long as your rate is at least a 760 you should get the best rate available because of your loan to value.
Generally speaking, on most loans, once you've put at least 20% down, there really isn't any improvement in interest rate by putting more down payment.
In terms of a purchase, if your LTV is 50%, that means you are putting 50% down. In this case your interest rate will be lower. In terms of a Refinance, your rate would be lower at 50%. There would be not money needed as a down payment for a refinance. Conventional loans give rate discounts for lower LTV - it is usually tiered and most lenders stop giving additional discounts once you reach an LTV under 75%.
