If me and my boyfriend get married could his income an my credit score be used to get approved for a mortgage?

Me an my boyfriend have been looking or a house basically because of our children. However I have a credit score of 625 but unfortunately I'm on unemployment. Where as my boyfriend makes over 34,000 a year and has a steady job that he's worked for, for over 5 years now. Our dilema is the that his credit score is 575 and getting a co-signer is out of the question. I recently heard that if we were married the mortgage company's might approve us using his income and my credit, is this true!? We found a house we like and it's a short sale for 49,900 and we have $5,000 for closing costs and 5,000 to put down on the house. To use any part of a borrower, requires the use of all of the borrower. To use your boyfriend's income, you will need to use his credit as well. You will need to work with a local mortgage Banker/Broker to get his score up to an acceptable level in order to use his income. You cannot use your credit score and his income.. Won't work, Period!... Mortgage loan eligibility is determined by using the lowest mid credit score of all borrowers.. So if you and your husband had your mom and dad co sign, there would be 4 borrowers.. The lender would use the lowest mid score of the 4 of you... so if he is on the loan, his score will be considered, and it's too low to qualify for most loan products. Also, you could not apply on your own and use his income to qualify.. If you need his income, he has to apply and be approved.. What you folks need to do is get with a mortgage broker and let him pull your credit and have him refer you to a credit restoration / repair company.. You need to work on improving your credit scores above 640, and you will have unlimited lenders at your disposal.. contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. NO, unfortunately it doesnt work that way.. You both can be on the loan, even if you do not have a income, but they will use his fico what is on his credit that is making it lower? does he show good payment history? any medical bills? etc is he a veteran??
