If I am on title but the mortgage is not in my name, how soon can i refinance from the last late pay?

More info needed.. but in general, most lending programs require no "30 Day" late payments in the past 3 months, and no more than 1 late payment in the past 12 months.. I would add that I have refinanced borrowers with more than one 30 day late in the past 12 months. It is possible though we look at quite a lot, with credit being about no. 5 in importance.
