if i am married and seeking a va loan, will my wives bad credit affect my chance/ interest rate

If you wife has bad credit, you might want to try to obtain the loan on your own and add your wife to the title later. You can always refinance in the future and add her to the mortgage if her credit improves.

Lenders go off of your MIDDLE Fico score between the 3 bureaus. They will will use the middle score of the borrower with the lower scores. You can rapid rescore her credit for a more favorable term. I've been doing lending for 22-years... Stay away from anyone who promises you the best of anything... With that said, you do not need to include your wife on the loan application. If you do not need her income to qualify for the loan, then you can exclude her from the loan.. once your loan has funded, you can add he to the title.. If you do need her income to qualify, then the lender will look at the lowest Mid score of ALL borrowers for pricing purposes.. for most lenders, this means she needs a 640 or above, although there are lenders who will go lower, the guidelines become more restrictive and most who qualify do not get approved.. Also understand that with VA financing, there is not a big difference in interest rate for a 780 borrower vs. a 640 borrower, so you'll still get a good rate regardless.. What is her exact credit score? There are lenders like myself that are able to give out loans with scores as low as 580. So if her score is above 580, then you will still have a chance of being approved with that score. If not, it is possible to obtain a VA loan and add her onto the mortgage later. If you are the only one applying that means only your finances will be looked at. Your wife's finances (income, credit score, etc.) will not be analyzed during the lending process. Either way, the best thing for you to do right now is to speak with a lender to see if you can get started on financing a new home.
