I'd like to use my military benefit to get a new home, but I am due for retirement in the next 3 years. Does this pose a problem with qualifying?

Absolutely not. I recommend you seek out a lender in West Virginia who provides government loans and get qualified. Many different mortgage brokers/lenders may be qualified to provide V A insured loans and you should be able to find a good lender and an excellent rate! We provide VA insured loans and I have used one for myself but not quite sure if our Virginia office covers West Virginia but happy to refer you if you contact me via my profile.

Probably not.. but we need to look at your complete loan profile to advise you properly.. I would advise that you contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
