I would like to refinance but I am currently about $60,000 upside down on my mortgage. I have good income, excellent credit rating and minimal debt.

I would contact my lender to find out what type of programs they have to refi your loan at the current market value. There are ONLY 3 Lenders that I know who will do a short refi at the moment. What's the name of your present lender?
