Yes, it's possible. Fha will allow that score and some states have 1st time buyer assistance programs but generally require a 620 fico. Really need yout state to get more accurate info.

It's possible, but with the limited info you provided, it's hard to say.. Most lenders want to see a minimum of 640 or higher, but three are lenders out there that will allow for lower scores. Keep in mind that it take more than an acceptable credit score to obtain financing.. I have seen borrowers with 750 credit scores get denied.. the big question is "Why?" why is your score so low.. so you should stop guessing, stop posting, and go old school... Pick up the phone and contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. my credit scores are low due to the fact that 4.5 years ago i lost my job 3 weeks after my wife lost hers and i let some bills go to keep a roof over our heads and food on the table. i had worked my job for 12 years and have been at my current job for 2 years now. i posted here to see if there were any way of getting financed or guidance on what path to take. i have a very decure job and good income and my only bill is my truck thats financed and my insurance and our cell phones. i have 100% payment history on my truck since i bought it 9 months ago and can verify job and income. i also learned the hard way that most of the credit restoration places are a rip off. the hard way at that. i was approved for financing thru vanderbilt mortgage but chose not to go with them after not being able to find one good review on them out of over 100. im willing to do what is needed to bring my score up to be able to get a loan but am not sure how.

Hi, Credit Repair Resources, they are licensed and have attny on site. They review your credit report (get one free at annualcreditreport) and they will tell you what they can do if anything. They also give a full guarantee on their services. If they don't do what they said they would or if you don't hold up to your part then obviously they won't. Hi Farrfr,Your situation is highly possible. FHA loan is where you should be focused on. Most cases FHA can take a credit score as low as 580. You will unfortunately have to pay mortgage insurance but You can put as little as 3.5% down. Keep in mind. While you are improving your credit paying down your mortgage, values are rising and eventually you will be able to refinance out of the mortgage insurance into a conventional loan once your credit score improves. My guess is that part of the reason you still have low credit scores is that you don't have enough positive credit to offset the old negative items. Having just one credit card can help, as long as you keep that balance low and pay it in full every month. Just buying gas once each month and then paying it off would be helpful but it would likely take 6+ months after opening it for your credit to be helped. Also, once your truck loan is 12 months old that should help the scores but you may be considered to have "thin" credit by some lenders. 600-620 is usually the minimum that is reasonably easy to get approved. 640 is the more normal minimum and also where you will get a better rate, and possibly qualify for a 100% USDA loan if the area you are buying qualifies. I do lend in Tennessee but would need 620 middle score for FHA and 640 for USDA. Good luck.

Your credit score is poor... The vast majority of lenders will not lend below a 640 middle credit score. A small number of lenders WILL potentially offer financing with a 602 score, but score alone does not an approval make. Many times with those low scores, you may meet a score requirement, but something else on the report will derail the full approval. Usually whatever it is that is holding the score down. Contact one of the people in your area that works with low scores... and good luck.

Continue to work on your credit, by making all payments on time. Consider a lease-to-own property, with an option to purchase of at least 3 years.

Most lenders require at least a 640, but there are some who will accept lower. Contact your local lender.

Ok guys Fha can go down to a 500 score VA can do any score as a matter of fact Va will do a NO Score! Most of the lenders on here are bankers with overlays and quote their programs- Yes I can name several banks that go to these scores- we Broker your loan, By the way 50% of Americans have a Fico below 660- Work with a Broker who gets your deal done, simple
