The Foreclosure must take place and then you will have a waiting period of 3 years possibly after that sale date. You should try to do a short sale if you still have title to this property as there may be a financial incentive offered to you by your current lender/servicer and you can help get the property settled to start the clock ticking so you can eventually use your credit again to obtain a mortgage.

You just went through a dramatic credit event. Lenders want to make sure you are back on your feet before even thinking of giving you a loan again. You have major issues that are looked at independently. That waiting period is a MINIMUM of 2-years AFTER the discharge date of your bankruptcy, and a MINIMUM of 3-years AFTER the date your property changed hands.

Don't forget that in the meantime you need to make sure you re-establish your credit with three open and active trade lines preferably. What evre you do, do not pay any bills late as you will not qualify if you do.
