I Want to buy a house, but have bad credit

Need an FHA lender in co!! Me and my husband want to buy our first home, my credit score is 580ish and his is 610ish. We have a very low debt/income ratio, but do have a couple collection accts. We need a home, can someone help us? by johnro_684_136 from Brighton, Colorado. Oct 28th 2012 Reply

You need to contact a local mortgage broker and let them run your credit.. the credit scores you get from the free sites are not the same scores your broker will get since they use an entirely different scoring model... besides, your score impact for a credit inquiry will be minimal.. but unless the lender can see your complete profile and accurate credit score, he's not going to be able to help you.. You're going to need to some credit repair, but a good broker will give you direction on how to improve your scores to make it above the minimums.. If you want professional assistance, go to a professional. Let them pull your credit. There are over a dozen different credit score models and the one you get on your own will be worthless to a Mortgage Lender. Applying for a loan and having your credit pulled WILL NOT hurt your score, unless you are applying with dozens of potential lenders. Even then the points lost are nominal. NOVA Home Loans has a credit department that can help get your score up. They have helped me add over 100 points in days to some borrower's scores. Based on the limited information presented here, you are really not ready to buy a home. Spend some time improving your credit and try again in the future. Good credit, and a proven ability to pay your obligations in a timely fashion allows a lender to take the risk on you.

No we are not Vets. Also I am afraid to apply for a loan, cause I think it'll hurt my score more.

It will hurt your scores more, unless you check out your scores yourself. You can do that at www.myfico.com without hurting your scores. Get your 3 scores and provide them to the Lenders, and tell them they're not allowed to pull your credit. They must use the 3 scores you provide them to pre-qualify you for a loan.I'd start with Prime Lending, headquartered in Texas, because they don't have any Investor Overlays. There may be some options for you to consider, but I agree with the first post that you need a lender to review the credit history and scores. Although www.myfico will give you scores, the models are different. We can consider looking at a CHFA (Colorado Housing and Finance Authority), they allow scores down to 580. We have another investor that will allow that low as well. There will be hoops to jump through and the collections could cause some issues, but your best option is to let a lender review your situation and offer their advice. if YOU got your credit scores form a online ,internet site, they are usually lower , because if you look at the fine print, a lot of these sites that are free, are usually a credti repair company.. Hello. I would like to speak to you regardong your interest in getting a home. I have several banks that help customers who have had past credit issues and are suffering from lower credit scores. Most lenders will want a 640 score if going Government via FHA,USDA, --VA will go down to 620 with most lenders. Anything non-medical will have to paid usually with my lenders

Lots of information already provided. The 580 middle score is the biggest challenge but there are very few lenders that will be able to help you if your middle scores are less than 620. A good lender will be able to check your credit and give you advice on what steps you can take to improve your credit, or you may need to pay some recent collections off, pay down credit cards, and/or establish some new credit. Hello, as the others mentioned you wouldn't like your interest rate.Where did you get your credit scores from? Online sites like Credit Karma & Credit Sesame, don't accurately reflect your credit scores. In other words your scores most probably will differ on an actual mortgage credit report.
