I own my home, i owe nothing on it, but it needs major work

No lender will lend on a home that is in major disrepair... except the FHA 203K rehabilitation loan. you have to qualify with decent credit (600+) and have sufficient income, but this is a good product for you to make the repairs and finance them at a very little interest rate. Just about every lender out there does FHA financing.. But some don't do the 203K's because of the complexity.. The best advice I can give you is to contact a LOCAL mortgage broker who has done 203K's financing. Do not use the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you qualify you can get a 203K loan. Possibly a cash out refinance or a home equity line of credit. Talk with a mortgage broker not a bank.
