Additional details of your question here by dkeren_537_535 from Minneapolis, Minnesota. Oct 24th 2012
I am right here in St Paul, and would love to assist you. Generally speaking, I don't have enough information to answer your question, but a 740 credit score is a great start. Feel free to apply at http://minneapolis-mortgage.net
Too many factors involved to say yes or no...get with Joe and I'll bet he can help you.
At 25K a year with a 740 score you should be able to qualify for a new home loan. However, with your income and home values in the Twin Cities the options you have for housing may be limited.
Probably, but more information is needed. Work with a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. We have access to loan products of MANY lenders, not just those of ONE bank, and can properly guide you. But more importantly, we are trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. Sure, assuming that the income can be documented (w2?), you have the needed downpayment and as long as your other debts are minimal and depending on the price of the home. I've also had customers who quoted me their "Vantage" score with is not the same as a Beacon or FICO score which are what lenders use.
it will depend on the loan size, and how much debt you have .. and are you a vet? linda
There are several factors involved in getting approved for a mortgage loan. If you are 62 years or older you can purchase a home with a Reversee Mortgage. If you qualify, you'll never have a monthly mortgage payment for as long as you live in your home. Good luck!

There are a lot more factors that go into play with buying a home than just credit and income. I would reach out to a local mortgage broker and ask questions.
There is a number of factors in addition to your credit score and income that will determine your eligibility to purchase a home. Other factors you want to take into consideration is your debt-to-income ratio, the price of the home you are looking to buy and how much of a down payment you have. Talk to a lender in your area to go over the specifics. There are also certain loan program that are easier to qualify for rather than just a conventional loan. Talk to a lender about FHA loans and VA loans (if you are a veteran).
hi there: may I ask what all your monthly debts to get a better feel on pre-qualifying you. Since we a federal bank, in house underwriting with flexibility, our debt ratios can go over 55% with compensating factors etc...with a 740 credit score would qualify you for the lowest interest rate out there. Are u currently renting if I may ask? Be glad to give u a pre-qual with estimated monthly payments if you'd like to discuss. We can conditionally approved u instantly if you are interested...We have a program that only requires 3% down with NO MI and assist with closing costs if needed. Potentially yes. There are more things to consider though aside from your income and credit score. Your current debt has to be considered among other things. 25K does limit your possibilities but you may still find something in your area. Talk to a local professional and after they hear more about your situation they should be able to tell you what you're pre-approved for.
