If you filed BK - 13, then you could apply now so long as your credit scores and income are sufficient.. If you filed CH 7, then you would have to wait 2 years.. if there was a home included in a CH 7, then you would need to wait 3 years from the date the property was taken out of your name, not BK discharge date, but the date the deed was transferred out of your name... Unfortunately almost all lenders will require that you reestablish your credit after a bankruptcy and they take the date of discharge to calculate the 2 year waiting period. Finding lenders that will waive that is just about impossible any more. I'm afraid you are going to have to wait the two years and rebuild your credit so that it looks more favorable to the new lender.
Discharged from BK7 or BK13 ??
I would need to know if it was a chpt 7, 11 or 13. Most lenders will require a waiting period of 4 years from the discharge date. They will also see that you have rebuilt or established new credit and that you have used it wisely for a conventional loan. FHA may finance you after 2 yrs out of a chpt 7 with new credit established. VA is also 2 yrs after the chpt 7.If you have questions just give me a call at the office, Regards, George
