Try a local credit union. If you have excellent credit, you might get an unsecured loan.

I agree with Dave Metsker, Credit Unions are often a good source for equity lines of credit and will generally allow for a 90% cltv (combined loan to value.) We offer equity lines of credit with a jumbo purchase loan thru us, to 90% cltv, at no charge. Most brokerages and smaller direct lending mortgage banks like ourselves are not set up for stand alone equity lines of credit. There may be a few exceptions!

90% is tough this day and age, Credit union might be your only shot, as we only go to 90% on a Jumbo purchase as well..good luck

You should not have any trouble finding a bank or credit union to go to 90% or some will max you at 89.99% for a HELOC.
