There will always be a cost but lenders could issue a slightly higher rate and cover the closing costs. If you have any other questions give me a call 602-531-7040 or email me at jafonso@azhomerates.com.

Most lenders will be required to check your credit to confirm your score is acceptable and the mortgage payment history. The only one that might not is your current loan servicer who may not be the best in rate and fees, or offer the easiest approval - other than the above. Good luck!

In order to qualify for a Streamlined Refinance your original home loan must be an FHA loan in good standing and the refinance must lower your monthly interest payments. Also, must own the original property for at least six months before you can qualify for refinancing. To get started call toll free 800-486-1387 Ext 116 or email ballen@bankofengland1.com

First let me say that there is no such thing as a "No closing cost" loan.. All refinance transactions have costs associated with them.. Lenders, title companies, appraisers, attorney's, escrow agents.. none of these folks work for free.. There are ways to get the costs paid for, and typically this is done by accepting a higher than the going rate and with the proceeds from that higher rate, your lender can pay the costs for you, but make no mistake.. it's you paying in the form of a higher interest rate.. Also understand that although FHA does not require a credit check or an appraisal for streamlines, most lenders will require a credit check and some even require an appraisal.. for this reason, it's best you find a local mortgage broker in your area. Since they deal with multiple lenders, each one with different guidelines, it might be easier to find your loan. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
