How To Find out how much entitlement I have left after a foreclosure on a VA loan?

Purchased a home in 2005 ,by the end of 2010 suffered a lay-off followed by open heart surgery and 6 months later, wife was diagnosed with CA.Long story short... lost the home included in chapt 7 BKCY sold at aution August of 2011. Checked with a Va agent who told me the bank had collected from the VA but wouldn't or could tell me how much was paid to the lender. The home was purchased for $168,000 and sold for $92,000. Entitlement is based on the maximum loan amounts for the area you purchased in.. The problem you will have is that if you owed $168K, and it sold for $92K, then in order to use VA, you would have to pay VA their loss before any remaining entitlement would be restored.. You would be better off waiting till September 2014, and apply for an FHA mortgage. 3.5% down payment..... I'm a Broker here in Scottsdale AZ and I only lend in Arizona. I would agree with Peter and call the VA office. They can tell you how much is being "charged" to your entitlement. 888 244 6711 in NC or your Local Center at 800 729 5772.The answer is not as easy as outlined by others in this blog. I am located in Fort Hood, which is the largest military base in the world. I deal with this issue every month. You can still buy a home if you have a VA loss against you. However, you would still have to wait 3 yrs until you can again because of the bankruptcy and foreclosure. When that 3 yrs is up in August 2014 you could buy again if you have enough entitlement left.Please feel free to call or email me and I'll walk you through it. Unless you pay VA back the difference you won't get back your entitlement. Will have to wait at least 2 years and try FHA

Simply by ordering your certificate of eligibility from your local VA regional office. You can pay the difference to restore your full entitlement. It's not usually dollar for dollar, so don't worry about paying VA $90,000+. Good luck
