30 to 45 days.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Ellie, Great question. If you have all of your information to initiate the loan process and barring any big credit of income issues, William Acres below hits the target!! Find a reputable broker to help you with the process. If you are having some trouble finding one, call a manufactured home builder directly to ask for a personal referral. They may be able to direct you as well to someone who has worked with their buyers in the past.
If borrower is responsive to all requests in a timely manner for proper documents, a knowledgeable and capable mortgage broker/banker should be able to complete it in 30 days. A 35 day escrow request is advised for a little extra cushion. Some mortgage loans in a few cases can take as little as 17 to 21 days, but a manufactured home would like fall under the normal best effort time frame of 30 to 35 days.
