Well there's a lot more info needed to properly quote you but i can say this.. FHA has a 2 year waiting period from the discharge date of your chapter 7. Most lenders require a 640 or above score, and you would have had to re established satisfactory good credit history since the BK.. If your 2 years is up in September, you should get with a mortgage broker now.. , not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Per FHA guidelines 2 years from the date of your Bankruptcy Chapter 7 discharge you may purchase a home ! Credit score a mid of 640 which you also appear to have. Spot on, William, I agree. Get with a local Mortgage Banker/Broker now. You need to make sure that all of the items on your report are reporting properly. Many times the creditors that had to charge off their accounts do not bother to change the way the account was last reported. Getting these fixed now will ensure they do not present problems as you get closer. For FHA, you can close as soon as two years plus one day from the date the Judge issued the Discharge order. Get ready now. Contact a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. 2 years after it was discharged (need that paper) and you can start if your income is accurate you should be able to get a nice house. try to look for a house that will have your PIMI below 50% of your monthly income. Good luck let us know if you have other questions
You will probably qualify for a mortgage but you will not be able to until 2 years since the discharge date of the BK and then you can apply for an FHA loan.
I do a lot of loans in Maryland.. Love the look of the houses!!! How did you get your current credit report?? If it was online, a free one, your fico numbers can not be accurate.. A lot of them are credit repair companies....... Was there a home mortgage included in the bankruptcy?? YOU do need to wait until the discharge is final, and after that you will probably need your credit cleaned up do to the reporting on the credit report.. Seek out a broker who can work with serveral lenders and shop for the best rate and terms.For the record.... Direct lender vs Broker does't mean you are getting lower rates unfortunately I used to do loans in MD but we are not licensed in MD currently... good luck
