Not hard, same guidelines as regular conventional loan for the most part.
Homepath can be difficult but all depends on the borrowers current situation and credit history. If you fall within the qualification limits then you're ready to move forward.
HomePath loans are no different regarding qualifying, then any other type of conventional loan.. the difference with HomePath, is that it's only on specific homes.. you cannot use HomePath on just any house, but only those designated for HomePath financing through Fannie Mae. There is no appraisal required and there's no mortgage insurance required either, but the interest rate is much higher...I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Not hard at all if you qualify for a regular mortgage. The requirement are almost identical to a regular mortgage except there are some benefits to this type of loan. This is a great way to go if you find a home that is approved for the Homepath loan product. There is no appraisal required. Fannie Mae sets the property value. The minimum credit score is 620.
