How does my employment history affect my chances of getting a loan?

Last year, I took a lot of time off work (about 7 months) in between jobs to travel. Now that I'm back, I am working full time again but I've been worried about the consequences of that employment gap. Will I have any problems getting an FHA loan? You definitely will need to explain that much time away from work...if you were unemployed during that time, as you say it was "between jobs" then that will be a factor too. It all depends on how well you can spin it to the underwriter but it will be a topic of discussion for you.

As you can see by the mixed answers that there's only one way to know for sure.. And that's to apply... Lenders typically will want an explanation for job gaps over 30 days.. Underwriting guidelines have specific rules in place for job gaps over 90 days... so it's not a slam dunk.. When there are issues in loan file, the loan officer tries to point out other positive "Compensating Factors".. Such as high credit score, lots of reserves, low DTI, etc... you have a low score, not sure how much extra $$ you have in the bank, and your DTI is "Decent"?... stop guessing and get with a qualified loan officer... Gaps in employment over 30 days must be explained but gaps in employment for self-employed borrowers are not allowed. Thanks and best wishes

It might not be an issue with some lenders. You should talk to a mortgage broker that covers VA. All the best!

Lots of great answers already, it really comes down to the rest of your file- how strong it is and what "compensating factors" you have such as credit (645 is pretty low in todays mortgage world but not necessarily a problem), amount of downpayment, reserves, debt ratio's etc. I'd be happy to work through your options from here in South Carolina. 843.343.6383 or pdumouchel@primelending.com
