Are you a vet or active military? Assuming you are, you need a certificate of eligibility. Any good VA lender can get this document for you. If it says you are eligible, the rest of a VA loan is pretty much the same as any other home loans. Contact a local VA mortgage expert in your area to get started. I do VA loans in MN, WI, and SD. www.VA-IRRRL-Loan-MN.com

Another important point to consider is that VA loans have only minimal down payment requirements. Usually 500 bucks instead of 3.5% of the purchase price for FHA.

If you are a veteran or active service member you will need to obtain a certificate of eligibility.
